In the Villa del Sol subdivision near the Laredo International Airport, 28 properties sold during the quarter, down from 37 a year earlier, according to county deed records. The Laredo Economic Development Corporation reported that new listings in both zones increased by 11 percent from the prior quarter, giving buyers more selection than they had in spring 2025.
County appraisal district figures placed the citywide median sales price at $248,500 for the April-June period, up from $239,400 in the second quarter of 2025. Average days on market stretched to 47, compared with 38 twelve months ago, while the share of homes selling above asking price fell to 19 percent from 27 percent.
Buyer Outlook
Buyers who secure pre-approval letters before the end of July stand to move faster on listings that remain priced near recent comps, especially in the $220,000 to $260,000 range that dominates current inventory. Sellers planning to list in August should review recent closed prices on their block rather than relying on last year’s peak figures.
