Major Development Approval Just Granted Near the CBD
The Laredo Planning Commission cleared a 12-story mixed-use project on Grant Street this week, adding retail space and 250 apartments two blocks from San Agustin Plaza.
How we reported this
The Laredo Planning Commission approved a 12-story mixed-use tower on July 8 at the corner of Grant Street and Hidalgo Street. The project will include ground-floor retail and 250 apartments within walking distance of the San Agustin Historic District.
The timing matters because downtown Laredo vacancy rates dropped to 4.2 percent in the first quarter of 2026, according to Webb County Appraisal District figures. Builders have waited two years for the city to update its downtown zoning rules that now allow taller structures near the Rio Grande.
Site sits two blocks from key landmarks
The approved site sits two blocks from San Agustin Plaza and one block from the Laredo Public Library branch on McClelland Street. The developer will also connect the new building to an existing trail along the river that runs behind the Republic of the Rio Grande Museum. Local real-estate agents say the location draws interest from medical workers at nearby Laredo Medical Center who want shorter commutes.
Project adds 250 units at $1,850 average rent
City records show the project will cost $45 million and deliver the first new apartments inside the central business district since 2019. Average asking rent for the units is listed at $1,850 a month, above the current downtown median of $1,420. Construction crews are expected to break ground in September once final permits clear the fire marshal’s office.
Residents who want to track updates can visit the city’s planning department counter at 1110 Houston Street or check the weekly agenda posted on the municipal website. The first retail spaces are scheduled to open in late 2027.
